The Scottish castle market is the most popular market in the United Kingdom and the second most popular across mainland Europe behind France. Thousands of people in the United States and Britain search for these castles each month. Yet, while Scottish castles are in high demand, only a handful are on the market. This makes Scotland one of the least available castle markets in Europe.

Historic Environment Scotland (HES) estimates that there are around 750 substantially intact castles in Scotland. Most of these castles are ancestral, held for generations and passed down or trust-owned. So it's actually rare for a Scottish castle to list; when one does, it's a big event that makes national headlines.

How much does a Scottish castle cost?

Real verified sold records further illustrate how static this market is. Only one Scottish castle has sold in 2026, and that was Ayton Castle with a reported price of £3,250,000. Dalhousie Castle sold in 2023 for £5.6 million.

On the positive side, Scotland is the lowest-friction UK castle market for non-resident buyers. Land and Buildings Transaction Tax (LBTT) runs 0–12% with no non-resident surcharge, against England's SDLT (plus 2% non-resident) and Wales's LTT (plus 4%). Aberdeenshire is castle country in Scotland. This region has the highest density of castles and is home to the famous Castle Trail. When people talk about Scottish castles, it's usually one from this area.
