Ireland is the country people most associate with castles, and the hardest place to actually buy one. It has more medieval castles than almost anywhere, over 7,000 Anglo-Norman tower houses, the densest stock in Europe, yet fewer than 200 ever hit the market. That makes it the smallest active castle market in Western Europe.
That scarcity is what makes it the most expensive market on the continent per square metre. The median Irish castle asks around €3,333 per square metre, or €1,375,000 for a typical property, the highest in Europe and well above the €2,257 continental average.
Ireland has the lightest entry tax in Western Europe, just 1% stamp duty up to €1 million and no surcharge for foreign buyers. All in, the cost of buying lands around 2 to 4%, against 7 to 8% in France, and there are no restrictions on overseas buyers at all.
Demand is strong and heavily driven by Irish-America, with over a million US visitors a year feeding the romance of the Irish castle. Ireland also runs the deepest castle-hotel market in Europe, with Ashford and Dromoland turning over eight-figure revenues, so a castle here is as much a business proposition as a home.
The typical Irish castle asks around €1,375,000, or €3,333 per square metre, the highest rate in Europe (outside of Switzerland). But because so few castles sell, the market is illiquid and prices are all over the place.
Structurally sound 15th-century tower-house shells list between €100,000 and €500,000, mostly in Clare, Limerick and Cork. The catch is that renovation costs often exceed the purchase price by several times. Restoration on Irish stone runs €1,500 to €4,000 per square metre, with an extra premium for the Atlantic climate.
Because the market is so thin and rarely trades, there's often real room to negotiate on anything that has been sitting a while. Condition matters more than anything else in what a castle actually fetches: verified sales range from just €705 per square metre for Belvelly, a distressed ruin, up to €2,258 per square metre for a restored property like Killoskehane.
Irish castles cluster in the south and west, and the region determines both the architectural style and the price.
The Mid West is tower-house country. Clare, Limerick and Tipperary hold the densest concentration of medieval towers in Europe, with County Limerick alone home to around 400. This is where most of the genuine tower-house stock sits, alongside the heritage circuit of Cahir Castle and the Rock of Cashel, both state-run.
Cork and Kerry lead the South West, home to Blarney Castle and its famous stone, which draws around 400,000 visitors a year. This region also carries the entry tier, including some of the cheapest verified sales on the island.
Galway and Mayo command the Wild Atlantic Way premium. This is where the coastal romance lives, home to Ashford Castle in Mayo and Ballynahinch in Connemara, and the fortifications here lean more Gaelic than the Norman south-east.
