A "castle" in England can be a few different things: it could be a grand country house or a stately home as much as a medieval fortress. And despite England having quite a rich castle tradition, there aren't that many castles for sale.
England has the most expensive castle market in the United Kingdom. The median asking price for English castles is about €2.9 million, or about €4,420 per square metre. Most of the castles on the market are priced above £1 million; it's rare to find entry-level properties.
In terms of buyer interest, England and the UK in general are at the top end across Europe. Scotland and France have the most interest, but right behind is that UK cluster. More people tend to search for castles in the UK in general rather than England specifically.
Foreign buyers face no restrictions, but tax is one cost a buyer should plan for. Stamp Duty runs on a sliding scale up to 12%, with a 3% surcharge on second homes and a further 2% for non-residents, so an overseas buyer on a multi-million-pound castle can pay around 17% of the price in tax alone.
Every historic castle is a listed building, so you need consent before altering anything protected. England uses three grades, I, II* and II, and the grade decides how tightly the property is controlled and how much grant funding you can access.
The typical English castle's asking price is around £2.5 million, or €4,420 per square metre. That makes England the most expensive of the UK nations by some margin, and prices climb quickly from there.
Real sales span a wide range. At the bottom, Appleby Castle in Cumbria changed hands for around £300,000, though genuine entry-level stock is thin and most castles trade above £1 million. At the top, Bovey Castle in Devon sold for £12.5 million in 2017 as a 64-bed hotel, the highest verified English castle sale on record. Asking prices reach higher still, with Jesmond Towers in Newcastle listed at £20 million.
The gap between asking and selling can be enormous, so there's often room to negotiate. Ripley Castle in Yorkshire was listed at £21 million in 2025 and cut to £7.5 million within months, a reminder that the initial price is often optimistic.
One thing to keep in mind: restoration rarely pays for itself. Ribbesford House in Worcestershire was bought for £810,000 in 2018, had around £3 million spent on it, and sold for just £450,000 by 2026, a 44% loss. Unless a castle earns its keep as a business, the money you pour into it doesn't come back in the valuation.
English castles can be found in a handful of regions, and the location usually decides the price more than the castle itself.
The Cotswolds and the ring around London are the priciest, the classic country-house tier. This is the "two-hour from London" premium, where weekend-home demand from the capital pushes prices well above the national average. Stowe Castle in Buckinghamshire, an 18th-century Grade II property with a helipad, gives the flavour at £2.5 million.
Kent and Sussex are the south-east's proven market, where castles actually change hands. Lympne Castle sold for £5.5 million in 2023 and Amberley Castle for £8 million, with London proximity and weekend demand keeping this band expensive for over a decade.
The south-west holds England's biggest recorded sale: Bovey Castle in Devon, a 64-bed hotel that sold for £12.5 million in 2017. Devon and Cornwall carry a scattering of trophy properties, though genuine castle stock in Cornwall is thin.
Yorkshire and the Midlands are the value tier, and where the gap between asking and selling shows up most. Ripley Castle was listed at £21 million and reduced to £7.5 million in a matter of months. If you want a large castle without south-east pricing, this is the region to watch, with real room to negotiate.
Northumberland and the northern borders run a distinct market in castle hotels and Gothic Revival mansions. Otterburn Castle, a country-house hotel, is on the market at £2.75 million.
