The bigger a castle gets, the less each square metre costs. Why the largest castles sell for roughly a quarter the per-m² price of the smallest.

Why Bigger Castles Are Cheaper

A small castle of 100 to 500 square metres sells for about €2,988 per square metre. A giant castle of 5,000 square metres or more sells for €775 per square metre. Contrary to what most buyers would assume, the bigger the building, the less each square metre is worth.

Across the 1,247 European listings in our Castle Price Index, the price per square metre falls steadily as the building grows, and it does not fall gently.

The largest castles trade at roughly one quarter the per-square-metre price of the smallest. That is the single widest pricing pattern in the whole European castle market.

Why are larger castles cheaper?

Price per square metre drops as the castle size gets bigger, and this is because the pool of interested buyers drops. At 100 to 500 square metres, a castle is still a home. Hundreds of wealthy buyers can picture themselves living in it, maintaining it, heating it.

At 5,000 square metres and above, the building isn't seen as a home anymore, it's a hotel, a palace, a business. Nobody buys 5,000 square metres of castle to live in; it only makes sense with a revenue plan attached, a hotel, an events venue, a museum. Only a handful of buyers fit this profile.

Keep in mind, a large castle is also more expensive to restore and maintain. Restoration runs €1,500 to €5,000 per square metre regardless of size, so a bigger castle is a huge investment, and even bigger if the buyer plans for a return on investment. That's why most of the large castle properties are owned and operated by large hotel chains or corporations who have a lot of capital on hand.

What it means if you have a budget

Take a €1 million budget and watch the size paradox decide your entire purchase.

  • At the small-castle median (€2,988/m²), €1 million buys about 335 m²: a restored, liveable entry-tier castle or a manor.
  • At the giant-castle median (€775/m²), €1 million buys about 1,290 m²: a large, probably derelict château or estate.

The small restored castle costs less to run, less to maintain, and is far easier to sell again. The big derelict one offers more space and more upside, but every cost layer after the purchase, energy, maintenance, restoration, and the eventual resale, is harder. Price per square metre is not the metric you want to stake your purchase on, future costs should be the main decider.

The takeaway

Across the European market as a whole, size predicts the per-square-metre price better than country or location does. Before you compare France to Italy or coast to countryside, look at the floor area, because that single number influences the price more than any of them.
