About the Property

Casa dos Penedos, Sintra - there are many words to describe it however what are the right ones? Maybe the following attributes can speak for it: National Monument, part of Portugal’s & Sintra’s architectonic patrimony inscribed in Unesco’s list, inserted in the protected natural park of Sintra-Cascais, Sintra’s postcard, and design by one of the Portuguese architect masters, Raul Lino. Lord Byron, the famed British poet, found muse in Sintra’s captivating landscapes. Your senses certainly will not feel differently. This ’palacete’ (small palace) was commissioned to Raul Lino as a summer residence for a family that sponsored the theatre and arts - reason to have 4 ballrooms, besides a huge living room. Casa Dos Penedos proudly oversees Sintra’s old town from its hillside perch, offering a serene vantage point overlooking the valley below. Sintra’s origins trace back to the Moorish era, that here ended back in the year 1147. The Moors left an indelible mark on Sintra, with their architectural prowess evident in the sinuous alleyways and ornate tilework that still grace the town. As the centuries unfolded, Sintra’s allure grew, becoming a favored destination for Portuguese royalty seeking respite from the summer heat. The splendor of Sintra’s noble residences and their meticulous gardens created a harmonious interplay between man and nature, a testament to the Portuguese penchant for blending opulence with natural beauty. The village’s bonds with nearby Cascais through the Sintra-Cascais Natural Park. Sintra, with its awe-inspiring monuments and its timeless allure, remains a testament to the enduring power of history, nature, and human imagination. Sintra is an Unesco World Heritage site and Casa do Penedos is literally one of its postcards - in December 2013, the manor hosted the Candlelight concerts, in their first season in Sintra. The building is now rented to a 5* hotel for commercial events and weddings. The contract will end when a transaction takes place. The potential use should capitalize on the location, taste and class, discrete sophistication, and status: - Return to its use as a unique residence. - Become a cultural showcase, elite retreat, and selected business venue for an embassy, or an Institution. - An elite-club, something not yet existing in Portugal. - A small historic hotel, very exclusive. Due to the buildings classification it will not pay: - IMI - Municipal Property Tax, - IMT - Municipal Property Transfer Tax. This building is within the perimeter of Vila Velha, Sintra’s old town. It is located on uneven ground, on the slope of the Serra de Sintra, crowned by the Castelo dos Mouros (‘Castle of the Moors’). It stands out in the landscape, isolated and in a dominant altitude position. The plan is composed by 3 volumes on an east-west direction, with main access through the highest level of the land. The building has a more prominent body, with the N. façade structured on three floors (one of them partially buried). The Casa Dos Penedos three modules are: a central one that stands out, and two others with a square plan in the extremes. The main façade faces south. The building is completed by a structure on a single floor, with openings only to the north side, complete with medieval-inspired architectural elements, and an imposing chimney. The employed materials include mixed masonry, painted plaster, limestone masonry, stucco, wrought iron, and wood. The plan is composed of: Ground floor with: - lobby - 4 ballrooms - 1 living room - terrace with stone pergola & water fountain - balconies with 180° panoramic views - kitchen - staff room - storage room - 2 bathrooms 1st floor: - 7 rooms - 3 bathrooms 2nd floor: empty attic in open space, high ceiling. Minus one floor - 8 rooms with natural ventilation and light. Big windows with view - 2 bathrooms - 2 storage rooms Garden - lake - 2 fountains - several romantic corners - species from all around the world. Some staging photos by José Manuel Ferrão e Fernanda Antim, for Casas De Portugal, are attached and can give another sense of its interior potential.
